Manuel Beltran
Founder & Lead Inspector, Clearsight Home Inspections
Manuel didn't learn about construction from a textbook. He learned it the way most things worth knowing are learned: by doing it, getting it wrong, fixing it, and doing it again until the work was right. Over two decades on jobsites across Utah, he framed walls, ran crews, and spent years in construction quality assurance—the role where your entire job is finding what everyone else missed.
That QA instinct is the foundation of Clearsight. When you spend years walking behind other crews with a clipboard and a flashlight, you develop an eye for the details that matter: the flashing that wasn't sealed, the joist that's undersized, the insulation gap behind a freshly painted wall. You stop seeing a house as a finished product and start seeing it as a system—one where every shortcut eventually surfaces.
Manuel started Clearsight because he saw a gap between what most inspectors check and what actually determines whether a home will hold up. Too many inspections are surface-level walkthroughs. Too many buyers find out what they should have known six months after closing. He wanted to offer something different: an inspection that reads a home the way a builder would—from the foundation up, with nothing glossed over.
Based in Spanish Fork and serving the full Wasatch Front, Manuel brings the same discipline to every inspection. Whether it's a first-time buyer's starter home or a half-million dollar new build, the standard doesn't change. Every system gets checked. Every finding gets documented. And every client walks away understanding exactly what they're buying.
