Manuel Beltran

Founder & Lead Inspector, Clearsight Home Inspections

Manuel didn't learn about construction from a textbook. He learned it the way most things worth knowing are learned: by doing it, getting it wrong, fixing it, and doing it again until the work was right. Over two decades on jobsites across Utah, he framed walls, ran crews, and spent years in construction quality assurance—the role where your entire job is finding what everyone else missed.

That QA instinct is the foundation of Clearsight. When you spend years walking behind other crews with a clipboard and a flashlight, you develop an eye for the details that matter: the flashing that wasn't sealed, the joist that's undersized, the insulation gap behind a freshly painted wall. You stop seeing a house as a finished product and start seeing it as a system—one where every shortcut eventually surfaces.

Manuel started Clearsight because he saw a gap between what most inspectors check and what actually determines whether a home will hold up. Too many inspections are surface-level walkthroughs. Too many buyers find out what they should have known six months after closing. He wanted to offer something different: an inspection that reads a home the way a builder would—from the foundation up, with nothing glossed over.

Based in Spanish Fork and serving the full Wasatch Front, Manuel brings the same discipline to every inspection. Whether it's a first-time buyer's starter home or a half-million dollar new build, the standard doesn't change. Every system gets checked. Every finding gets documented. And every client walks away understanding exactly what they're buying.

What We Stand For

Mission & Values

Every inspection is guided by four principles that don't bend based on who's paying or what's convenient.

Thoroughness
Every accessible system, component, and connection point gets evaluated. We don't skip sections because they're hard to reach or because the inspection is running long.
Clarity
Our reports are written in plain language with annotated photos. You'll understand exactly what was found, why it matters, and what to do about it—no jargon, no ambiguity.
Integrity
We work for you, not the deal. If something's wrong, you'll hear about it directly. We don't soften findings to keep transactions moving or relationships comfortable.
Client-First
You're not a transaction number. We take the time to walk you through findings, answer every question, and make sure you leave the inspection confident in what you know.

The Difference

Why Clearsight

Not all inspections are equal. Here's what separates a construction-trained inspector from the rest.

Typical Inspector
1–2 years of classroom training before entering the field.
Manuel / Clearsight
20+ years of hands-on construction and quality assurance before ever picking up an inspection camera.
Typical Inspector
Follows a checklist. If it's not on the list, it doesn't get flagged.
Manuel / Clearsight
Reads the house like a builder. Knows where corners get cut because he's seen it from the inside of the wall out.
Typical Inspector
Identifies problems. Leaves you to figure out what to do about them.
Manuel / Clearsight
Explains the cause, the consequence, and the fix—because he's done the repairs himself.
Typical Inspector
Report arrives 3–5 days later. Dense, hard to parse, boilerplate language.
Manuel / Clearsight
Report delivered within 24 hours. Clear photos, plain language, prioritized findings you can actually act on.
Typical Inspector
Visual-only inspection. What you see is what you get.
Manuel / Clearsight
Thermal imaging included on every inspection—because the most expensive problems are the ones you can't see.
