Manuel Beltran has spent over two decades in construction — framing walls, pouring foundations, running quality assurance on commercial builds. That knowledge is the primary inspection tool. He already knows where problems hide before any camera powers on. The technology we carry doesn't teach us where to look. It proves what we already suspect, documents what the naked eye can't measure, and gives you evidence you can take to a negotiation table. Our professional-grade thermal imaging camera translates invisible heat signatures into a visual map of your home's hidden conditions. Where your eyes see a normal wall, the thermal camera reveals the temperature differentials that betray underlying problems.

Every inspection includes a full thermal scan of the building envelope, electrical panel, HVAC system, and any areas of concern. This is not an add-on or upsell — it's standard, because Manuel believes every buyer deserves the full picture.

What thermal imaging reveals:

Missing or compressed insulation — Cold spots in walls and ceilings that signal gaps in the thermal envelope, driving up energy costs year-round.
Moisture intrusion — Water behind walls, under floors, or around window frames creates distinct cool signatures before any staining or mold appears visually.
Electrical hotspots — Overloaded circuits, loose connections, and failing breakers radiate abnormal heat patterns that can signal fire hazards before they become critical.

Finding Water Damage Before You Can See It

Water is the number one enemy of any structure. By the time you see staining on a ceiling or feel soft spots in a floor, the damage has been progressing for weeks or months. Our calibrated moisture meters measure the actual moisture content of building materials — drywall, wood framing, subfloor, trim — giving us hard numbers instead of guesswork.

Manuel tests every high-risk area systematically: around windows and doors, beneath bathrooms, near HVAC equipment, along exterior walls, and any area the thermal camera flags as suspicious. If the reading is elevated, we dig deeper to find the source.

Plumbing leaks and condensation trapped inside wall cavities, invisible from either side until serious damage is done.
