Step 2

The Inspection

On inspection day, Manuel arrives on time and works through the property methodically — roof to foundation, exterior to interior. A typical home takes 2–4 hours depending on size and age. This is not a surface-level walkthrough. Every accessible system gets examined.

Within 24 hours of the inspection, you receive a comprehensive digital report. Every finding is photo-documented, organized by system, and written in plain language — no jargon, no ambiguity. You will know exactly what needs attention and how urgent it is.

What to Expect

What should I do before the inspection?

Not much, honestly. Make sure utilities are on (gas, electric, water) so we can test every system. Clear access to the electrical panel, furnace, and water heater if they are behind stored items. If you have pets, it helps to secure them during the visit. Beyond that, the home does not need to be cleaned or staged — we are looking at systems, not aesthetics.

Should I attend the inspection?

Yes, we strongly encourage it. Walking the property with Manuel gives you a firsthand understanding of the home’s condition that no report can fully capture. You can ask questions on the spot, see the issues yourself, and learn about maintenance tips specific to the property. Plan to arrive near the end if you cannot stay the whole time — that is when we do the walkthrough of major findings.

How long does it take?

Most inspections take between 2 and 4 hours depending on the size, age, and condition of the home. A newer 1,500 sq ft home may take closer to 2 hours. An older 3,000+ sq ft home with a crawl space, detached garage, and aging systems will take longer. We do not rush. Thoroughness is the whole point.

When do I get my report?

Within 24 hours of the inspection, typically by the next morning. You will receive it digitally via email — a detailed, photo-documented report you can view on any device. It is designed to be easy to read and easy to share with your real estate agent, lender, attorney, or anyone else involved in your transaction.

Pricing depends on the size and age of the home, as well as the type of inspection. A standard pre-purchase inspection for a typical Utah County home generally ranges from $300 to $500. We will give you an exact quote when you call or submit a request — no hidden fees, no surprises at the door. Add-on services like radon testing or thermal imaging are priced separately and quoted up front.
Plan for 2 to 4 hours on site. Smaller, newer homes tend to take less time while larger or older properties with more systems to evaluate take longer. We never cut corners to save time. If something needs a closer look, it gets one.
Absolutely. While it is not required, we strongly recommend it. Being there lets you see the home through the eyes of someone who has spent 20+ years in construction. You will learn things about maintenance and upkeep that go beyond what any report can convey. If your schedule is tight, plan to arrive for the last 30–45 minutes when we do our walkthrough of major findings.

Yes. We walk the roof whenever it is safe and accessible to do so. For steep-pitch roofs or conditions where walking the surface is not safe, we use alternative methods to evaluate the roof covering, flashing, vents, penetrations, and gutters. The roof is one of the most expensive systems on any home — it always gets a thorough evaluation.
We report what we find — clearly and honestly. If there are significant issues, we will explain what they mean in practical terms: how urgent they are, what kind of repair or specialist you might need, and what the implications are for the property. We do not make the decision for you, but we make sure you have everything you need to make an informed one. Your agent can use the report to negotiate repairs or credits with the seller.
Yes. Clearsight Home Inspections is fully licensed in the state of Utah and carries both general liability and errors & omissions (E&O) insurance. Manuel is InterNACHI certified and brings over 20 years of hands-on construction and quality assurance experience to every inspection.
Yes. Radon is a naturally occurring radioactive gas that is common in Utah, especially along the Wasatch Front. Elevated radon levels are a known health risk and are easily mitigated once detected. We offer radon testing as an add-on service — a continuous monitor is placed in the lowest livable area of the home for 48 hours, and results are included with your inspection report.
In most cases, we can get you on the schedule within a few days. Same-week availability is typical.
